Water Heater Leak Repair in Tampa Bay
Is Your Water Heater Leaking? Do This First
- Turn off the power or gas, if you can do it safely. Electric heater: switch off its breaker. Gas heater: turn the control knob to Off. If water is near the breaker panel or the heater’s electrical parts, don’t touch them. If you smell gas, leave the house and call your gas company or 911 from outside.
- Shut off the cold water to the tank. The valve is on the cold line at the top of the heater. Turn it clockwise until it stops.
- Keep clear of the water. It can be scalding hot. Move anything that can get damaged and soak up what you can.
- Call us. If water is spreading fast or you can’t find the valve, shut off the main water to the house. Emergency service is available 24 hours.

Where Is the Water Coming From?
Where the water starts tells you most of what you need to know.
The drain valve near the bottom
The spigot at the bottom of the tank can wear out or work loose. A drip here is usually a repair: we replace the valve.
The relief valve or the pipe running down the side
The temperature and pressure relief valve opens when the tank gets too hot or the pressure gets too high. If it drips, the valve may be worn, or something is pushing the pressure up, like a failed expansion tank. Never cap or plug it. It’s a safety valve. We check the pressure and replace what’s failing.
The pipes on top
Leaks at the hot and cold connections or the shut-off valve run down the side of the tank and look like a tank leak. These are repairs.
The bottom of the tank itself
If water is coming from under the tank and you see rust at the base or seams, the inner tank has corroded through. A tank can’t be patched. It has to be replaced.
Not a leak at all
A gas water heater can sweat when it heats a full tank of cold water. If the puddle dries up and doesn’t come back, it may be condensation. We’ll tell you if that’s what you’re seeing.
Why Water Heaters Leak in Tampa Bay
Our water is hard. The City of Tampa’s 2022 water quality report put its average hardness at 10.9 grains per gallon. Those minerals settle at the bottom of the tank as sediment. Sediment makes the heater work harder, causes the popping and rumbling you may hear, and wears on the bottom of the tank, which is where most tank leaks start. A water softener and a regular flush slow that down.
Age matters too. Most tank water heaters last 10 to 15 years. If yours is in that range and has started leaking from the tank, replacement is usually the better money.

Repair or Replace? A Straight Answer
- Leaking valve, fitting or connection: repair.
- Leaking tank: replace. We install tank and tankless, gas and electric. See tankless water heaters.
- Older tank with a valve leak: we fix the valve and tell you honestly what shape the tank is in, so you can plan a replacement instead of waiting for it to fail.
Our plumbers don’t set your price. The plumber finds the problem, our office prices the job, and nothing gets done until you say yes. So the person in your garage has no reason to turn a valve repair into a new water heater.
